Notes Concept🧠

Most people think there is just one way to buy or sell a house.

Buyer gets a mortgage with a bank, everybody shows up to closing to sign a stack of papers and seller gets a big check.

A Contract for Deed works completely differently.

It is an arrangement where the buyer makes monthly payments directly to the seller but the seller keeps the legal title to the property until the buyer pays it off completely.

Here is what makes this powerful for note investors:

  • Title stays with the seller until the final payment is made
  • Buyer gets equitable title meaning they have the right to use the property and build equity
  • If the buyer stops paying the seller can often reclaim the property faster than a traditional foreclosure
  • No bank needed just two people making an agreement
  • Creates a note that can be sold to investors just like any other performing note
